The property market in RCT has been extremely active since the first lockdown ended, and even throughout the traditionally quieter months of July and August, it’s been ticking over nicely.
However we’re expecting a September home selling surge. Why?
A couple of factors make September a wise time to put your home on the market.
- Term starts. With the kids back to school, many people now turn their attention to their search for a new home. And while getting in before Christmas may be challenging due to a backlog in conveyancing (the legal side of selling a property), many are now looking to move by early 2023.
- With the summer holidays over, people's minds and wallets are ready to focus on their future moves. This makes mid-September a great time to put your home up for sale, with the opportunity of capturing all those new potential buyers.
These four tips will help you hit the ground running, if you're considering selling this September;
- Call out three different agents now to give you a valuation based on comparable evidence (this is a very important point!)
- Prepare all the paperwork required to sell a home (we can help with this)
- Sort out any odd jobs around your home that might put people off. You’d be surprised how off-putting potential buyers find even the smallest of unfinished jobs/repairs
- Don’t be shy/afraid to ask any of the agents you’ve called to explain their plan to sell your home, and why they are the best option for you. No two agents are the same, and finding the right fit for you can make or break your sale - or at the very least save you a lot of headaches!
